January Home Sales Return to Normal Levels in Kitchener-Waterloo

KW Real Estate Board LogoKITCHENER-WATERLOO, ON (February 3, 2011) –Sales of residential properties by REALTORS® through the Multiple Listing System (MLS®) of the Kitchener-Waterloo Real Estate Board (KWREB) were steady in January.

There were a total of 359 residential properties sold last month, a 9.5 percent increase compared to December 2010, and a 10.3 percent decrease relative to the same month a year ago.

 “After posting record numbers in January of last year, we find January 2011 returning to more normal levels, “said George Patton, President of the KWREB.  “As usual, the first three weeks of January were fairly slow with much more activity in the final week of the month”

January’s residential sales included 242 detached homes, 61 condominium units, 27 semis, and 26 freehold townhouses.    

The dollar volume of all residential real estate sold last month was $100,174,173, a 5.8 percent increase compared to December 2010, and a 13.7 percent decrease relative to the same period last year.

While the average price of all residential properties sold the MLS® System of the KWREB in January experienced a decrease of 3.9 percent to $279,037, the president points out that this time last year there were more homes selling in the higher price ranges, which put upward pressure on the average price.

Detached homes sold for an average price of $313,110 in January, a 3.4 percent decreased relative to one year ago. The average sale price for a condominium unit was $189,402 last month, a 3.1 percent decrease compared to last year.

The KWREB cautions that average sale price information can be useful in establishing long term trends, but should not be used as an indicator that specific properties have increased or decreased in value. The average sale price is calculated based on the total dollar volume of all properties sold. Those requiring specific information on property values should contact a REALTOR®.

Buying a Townhouse Style Condo in Kitchener-Waterloo

Over the past couple of weeks we have been helping a few clients buy condos. I have showed quite a few different types of condos. Townhouses, apartment style and lofts. There are lots of options out there right not. But today I want to talk a little about Kitchener-Waterloo townhouses.

Townhouse style condos offer great value because they often have a lower cost per square foot then some of the apartment style offerings. The monthly fee is often lower as well. With townhouse style condos, you sometimes get a little patio area and possibly a deck. This is ideal if you want to host a bbq or you like to have a little area to let out your pets. Keep in mind that some condos won’t allow pets so you will need to look at the rules and regulations.

Townhouses sometimes offer more parking options. The unit might have it’s own garage and driveway.

Depending on the unit, you might have maintenance included in the condo fee which means you will never have to worry about replacing a roof or pay for any exterior maintenance. You are still responsible to pay for any maintenance within your unit. So if you need a new furnace you will need to pay for that yourself.

There are currently 24 non-freehold condominiums for sale in Kitchener-Waterloo ranging in price 134,900 — 350,000. 3 of these townhouses are less then 5 years old.

How’s the Kitchener-Waterloo Real Estate Market?

This is a question that gets asked almost every day. However the answer is a lot more complicated then just saying “it’s good” or “it’s bad”. Each area of the Kitchener-Waterloo real How is the Kitchener-Waterloo real estate marketestate market is different. For example, according to the KW real Estate Board,  condos in Kitchener-Waterloo  had an increase in 2009 of 2.2% over 2008. Freehold condos increased by 2.2% and single detached homes increase was 0.3%.

In order to get a really accurate evaluation of the market, we need to isolate the area that you are most interested in. For example, lets look at freehold condominiums in Waterloo West less then 10 years old.  The next thing we do is pull up all the freehold townhouses that sold within the last year. Feb 1, 2009 – Feb 1, 2010. I get the following information.

units sold 83
average sale price: 249,500
average list to sale price ratio:  98%
average days on market: 38

Now lets do the same comparison for Feb 1, 2008- Feb 1, 2009

Freehold Condominiums in Waterloo West less then 10 years old (Feb 1, 2008 – Feb 1, 2009)

units sold: 59
average sale price: $250.439
average list to sale price ratio: 99%
average days on market: 62

As you can see there is quite a bit of difference. Last year, there were 30 more freehold condos sold then in the same period in 2008. The average sale price was pretty much the same. In 2008 the list to sale price was higher then 2009. The average days on market was alot better in 2009 then in 2008.

What’s my point here? Well it’s simple, each area of the market require seperate analysis to get truly accurate data. From now on, my response when somebody asks the question,  “How’s the Kitchener-Waterloo Real Estate Market?” will be, it all depends on what information you are looking for. For Kitchener-Waterloo as a whole, I would say great!
