<h1 id="post-948">Kitchener-Waterloo Home sales steady in February</h1>
<p>KITCHENER-WATERLOO, ON (March 5, 2012) –– There were 487 homes sold last month through the Multiple Listing System (MLS®) of the Kitchener-Waterloo Association of REALTORS® (KWAR), a 2.2 percent decrease compared to last year, but still a better than average February.</p>
<p>February’s residential sales totaled $149,990,413, a 4.5 percent increase over last year, and included 321 detached homes (an increase of 3.5%), 92 condominium units (down 13.2%), 34 semis (down 26.1%) and 38 townhouses (up 18.8%).</p>
<p>The average sale price of all residential sales increased 6.8 percent to $307,989 compared with February 2011. Single detached homes sold for an average price of $351,122, an increase of 6 percent compared to last year. In the condominium market prices did not change much from last year, with February’s results showing an average price of $200,043, a 0.8 percent increase over last year.</p>
<p>“Low interest rates and a diversified local economy continue to support a stable real estate market for the Kitchener-Waterloo area,” said Sara Hill, KWAR’s President.</p>
<p>With the spring market fast approaching, the president of the KWAR has some advice for would-be real estate consumers, “This is the time of year when buyers and sellers start entering the market in droves.</p>

<p>The median home price is one of the most common measurements used to compare real estate prices in different markets, areas, and periods. It is said to be less biased than the mean (average) price since it is not as heavily influenced by small number of very highly priced homes.</p>
<p>If we take 7 houses that were sold and sort their prices from lowest to highest in 1000s of Canadian Dollars.</p>
<p>225, 250, 275, <strong>280</strong>, 300, 330, 350</p>
<p><strong>Median price</strong> is <strong>280</strong>, because it is right in the middle of the range – there are 3 prices that are lower and 3 prices that are higher.</p>
<p>How median price is different from average price?</p>
<p>To calculate average price we have to sum all of the prices and then divide by the number of units sold, therefore</p>
<p><strong>Average price</strong> = (225 + 250 + 275+ 280 + 300 + 330 + 350) / 7 = approximately 287<br />

What median price shows?</p>
<p>It shows who rules the market in a certain place (suburb or area) at certain time (i.e. 3 or 6 months or a year): if there are more people buying expensive houses than cheap ones, it will go up, but if there are more people buying cheap property than expensive – it will go down.</p>

<p>Here is a video I did about the keynote that Gary Vaynerchuk did at this years Re/Max Kickstart rally in downtown Toronto. Gary was full of energy and provided us with some great information about how to best use social media for our business.</p>
<p>I came away with that all you need to do to be successful with social media is to be yourself and don&#8217;t market to people. People will find you when they need you if you provide them value. You need to be patient!</p>
