<p>Buying a home is probably the single largest investment that you will ever make in your life so it is very important to understand the entire process.</p>

<p>Today I am going to talk to you about a few things you need to do before shopping for a home.  Buying a home is probably the single largest investment that you will ever make in your life so it is very important to understand the entire process. The following tips will help save time, money and headaches.</p>
<p>Number 5: Employment:  It is very important to ensure that you have solid employment before buying a house. You should also try and keep your debt in check and to make sure that you aren’t overextending yourself.   Maintain good credit so that you will be able to get a mortgage.</p>
<p>Number 4:  Down payment:  When buying a home, you will require down payment. You should save up at least 5% of the cost of a house as well as a little extra for closing costs such as lawyer fees, land transfer tax and a home inspection.</p>
<p>Number 3:  Pre-approval – By getting pre-approved, you will know exactly how much you can afford so you don’t waste your time looking at houses that are above or below your price range. The other reason to get preapproved is so you can lock in an interest rate so that if the interest rates go up you will already have the best rate.</p>
<p>Number 2:  Choose a good realtor to help you through the process. Buyers are able to choose a real estate agent the same way sellers can. The goal of a seller’s agent is to sell the house for the highest amount of money with the most favourable terms.  Likewise, the goal of the buyer’s agent is to help the buyer purchase the house for the lowest price with the most favourable terms. Working with your own licensed realtor will ensure that you are not taken advantage of.  A buyer’s agent will be able to tell you what the other homes sold for in an area as well as protect you with special offer conditions. They will also negotiate price and all the terms of any offers. Don’t risk buying a home without your own buyer’s agent. </p>
<p>And the Number 1 thing to do before shopping for a home is:<br />
Determine your Wants and Needs: Work with your buyers agent to create a list of everything you want in a home. Some things to consider are: Area, Size, the total number of bedrooms &amp; bathroom, the age of the house and the style of the home.  Sometimes you need to look at a few houses before you find the one you like. Knowing what you want can help reduce the time it takes to search for a new home.</p>
<p>Shopping for a new home can be an exciting adventure. If you follow the tips above, you will be better prepared to start shopping for that perfect home.</p>

<p>As a Kitchener Waterloo Real Estate Agent, this question is one that we seem to answer often. Although not directly asked, &#8220;why should I hire a realtor&#8221; we know this is the underlying question. There are many answers to this question and I am going to provide a few. I am sure we have all seen the howrealtorshelp commercials; they are quite entertaining to say the least. Those commercials can only show so much. In one of the commercials they show an airplane flying over the house. Implying that a realtor would help you identify better areas then others. Or the other commercial has a two couples doing an offer and the negotiations seem to take forever.</p>
<p>Here are a few more good reasons to realize the value that a realtor can provide to their clients.</p>
<p>1. Finding the house: I am sure that you have all used realtor.ca. This is a great site providing you with all the listings that match your search criteria. However it is difficult to figure out which listings are new and unless you have a photographic memory or you maintain a database of new listings, then the task can become tedious. Realtors can provide you the newest listings daily. That way you will only have to look at what has just come on to the market and discount the old listings. Realtors can also notify you of price reductions in realtime.</p>
<p>2. Market knowledge: Realtors can also provide you with  information such as days on market and the most recent sales in the area. Helping you to make educated decisions so that you don&#8217;t overpay for a property.</p>
<p>3. Expertise: Realtors sell houses everyday so they have much more experience then common individuals. Would you try to perform your own open heart surgery? Probably not. Realtors are professionals who have years of experience selling and assisting buyers with the purchase of housing.</p>
<p>4.  Market evaluation: Realtors know pricing because they are around houses every single day. They are always doing market evaluation, previewing houses, showing houses and selling houses. After many years of doing the same thing every day, they become extremely skilled.  Pricing is a very important part to selling a home. The incorrect price can result in the failure to sell a property. Drawing on the knowledge of a realtor can help you get top dollar for your house.</p>
<p>5. Negotiating: This is a big one! Realtors have experience with negotiating all aspects of an offer. Everything from price, chattels, conditions and closing dates to name a few. Although, all of us have a natural level of negotiation skill, when it It comes down to the nitty gritty, realtors bring an extra level of experience in this area that is necessary to achieve successful negotiations in the purchase and sale of a property.  Don&#8217;t underestimate their value it could save you money now or in the long run.</p>
<p>6. Paperwork: This is also an important part to the purchase and sale of a house or other property. It is the realtors job to make sure you are protected. They will include many details in the offer meant to protect you. An example of this is home inspection. Mostly all houses that sell in the Kitchener-Waterloo area have a home inspection condition in the offer. There are many more of these types of conditions.</p>

<p>If you are in the market to purchase a new home the process can be very confusing. The beauty of the internet is that the information is usually a couple of mouse clicks away. The biggest problem is you can  also get information overload. Here are a few simple ways to search for a new home.</p>
<p> 1. realtor.ca is the #1 source for prospective buyers to search for a new house. When provided by a realtor, this is the absolute best source because you will receive information as soon as new listings hit the local real estate board</p>
<p>2. newspapers, real estate books and other print media. The information is often old and outdated.</p>
<p>3. Kijiji, Craigslist. You need to follow these types of systesm daily to watch for new listings.</p>
<p>4. Realtor websites. This information is also available on realtor.ca but often times the realtors website includes more detailed information. Sometimes the information becomes stale but still a good resource.</p>
<p>5. private for sale websites</p>
<p>Now obviously the first option is the one we promote because after all, we&#8217;re realtors. But if you look closely, you will see that the majority homes that are for sale are for sale with a real estate agent. So if you are in the market to buy a new home, I would start with realtor.ca and then once you are ready, contact a real estate agent to get premium access to the new listings as soon as they hit the real estate board.</p>

<p>What&#8217;s Happening? Quite a bit actually&#8230; Our market is up this month over the same month last year. This is good news. Things have been humming along very well lately. We are seeing some multiple offers on houses in our area and they seem to be selling quicker. This is extremely good news!</p>
<p>I think consumer confidence is increasing despite the news we have heard or read the past few months. First-time home buyers appear to be getting off the fence and into the market. Move-up buyers are also taking the plunge. This is good news for sellers and buyers alike. I think this added confidence will help the remaing fence-sitters to make their move. There are plenty of opportunities out there.</p>
<p>Sellers who are thinking that they might not make as much money as they did in a hotter market might want to reconsider. Timing could be the key in getting top dollar for your house. There could be a buyer out there right now looking for a house just like yours. The same can be said for a buyer who is waiting to find that great deal.</p>
<p>With the interest rates at an all time low, availability of governments incentives, I think now is a great time to buy and sell. I think that the increase we have seen this month over the same month last year is a good sign that things are looking up. I am optimistic that we will see more of the same.</p>

<p>Just recently I have been looking at the benefits that first time home buyers currently have when it comes to buying a house. With the lower interest rates and all the tax credits that the government has made available in the latest budget, now is definitely the time to consider buying a house.</p>
<p>Here are five reasons to consider buying a house if your are a first-time home buyer</p>
<p>1. Very low interest rates. The Bank of Canada lowered the Prime rate just over a week ago. In turn, interest rates are very appealing. You should definitely consider locking in an interest rate if you are thinking about buying a home over the next few months</p>
<p>2. First time home buyers tax credit.</p>

<p>For Budget 2009, the government of Canada has introduced some new tax credit programs designed specifically for first-time home buyers and home owners. Some of these will be of good benefit if you are a first-time home buyer who is in the market to buy a home or have plans to do some renovations.</p>
<p>Here is a breakdown of each of the programs:</p>
<span id="First-Time_Home_Buyers8217_Tax_Credit"><h2><span style="text-decoration: underline;">First-Time Home Buyers&#8217; Tax Credit</span></h2></span>
<p>This tax credit will assist first time home buyers with closing costs relating to the purchase of a home. 15% credit will be applied to a $5000 limit and will provide up to $750 to assist in paying the closing costs associated with first time purchases completed after January 27, 2009.</p>
<span id="Home_Buyers8217_Plan_Withdrawal_Limit_"><h2><span style="text-decoration: underline;">Home Buyers&#8217; Plan Withdrawal Limit </span></h2></span>
<p>To provide additonal access to RRSP savings to purchase or build a home. They are increasing the withdrawal limit from $20,000 to $25,000.</p>
<span id="The_Home_Renovation_Tax_Credit"><h2><span style="text-decoration: underline;">The Home Renovation Tax Credit</span></h2></span>
<ul>
<li>Valid from January 27, 2009 to February 1, 2010 persuant to agreements entered into after Jan 27, 2009</li>
<li>15% can be claimed on expeditures that exceed $1000 but less then $10,000 and will provide up to $1350 in tax relief<br />

<span id="Benefits_of_the_HRTCExample"><h3>Benefits of the HRTC—Example</h3></span>

<li>Sally and Ed are a couple who have recently purchased a house. To take advantage of the temporary HRTC, they decide to replace their old windows and improve the insulation in their home in 2009, instead of waiting, incurring $10,000 in expenditures. After taking into account the $1,000 minimum threshold, a 15-per-cent credit will be available on $9,000 in eligible expenditures, providing tax relief of $1,350.</li>

<p>I think many people will find these tax credits valuable. I personally like the first-time home buyers tax credit. This gives first-time home buyers one more reason to get into the market. Every bit counts! I am really hoping that the low interest rates stay around for a little while. Better yet, how about forever! </p>

<p>Today I was reviewing the listings, and it is pretty slim pickings right now. I think it has to do with the fact that it is the winter-time and because sellers are still bit nervous about the state of the market. What does this mean? Well, buyers really need to look hard for homes to find anything decent. As for sellers, this could be a really good opportunity to sell since there are less homes currently for sale.</p>
<p>It is always hard to determine what is the best time to sell. In the winter there is usually always less homes for sale then the spring. People always seem to wait till the snow melts before putting their house up for sale. But what people don&#8217;t realize is that the winter could be a good market to sell in because there is less comptition out there.</p>
<p>If you are a buyer, you might find a real gem in the winter. There are always good opportunities out there, you just have to look for them.</p>
<p>In spite of what the market is doing there are still people looking at buying and selling real estate.</p>

<p>What is a foreclosure or power of sale? Although a simple Google search will get you this answer, I will just reference my trusty real estate encyclopedia for you.</p>
<p><strong><span style="text-decoration: underline;">Foreclosure (Accounts for approximately 1/4 of 1% of all transactions in Canada annually)<br />
</span></strong></p>
<p>The termination of the mortgagors (<em>person who has the mortgage</em>) right to  property by the motgagee (<em>bank</em>) resulting from the breach of covenant (<em>promise</em>) by the mortgagor, e.g., the non-payment of moneys due. The foreclosure action deprives the mortgagor the right to redeem the property (equity of redemption), subject to tatutory provisions that exist in individual provincial jurisdictions.</p>
<p>In other words the bank takes over the house to sell and the mortgagor can&#8217;t redeem any equity. In some cases the bank will sell for what is owing on the mortgage.</p>
<p>The statistic that I cited in the heading was on a Powerpoint slide at our Re/Max convention this year.</p>
<p><strong><span style="text-decoration: underline;">Power of Sale (Method used in Ontario)</span></strong></p>
<p>The right of a mortgagee to force the sale of a property, without judicial proceedings, should default occur. The term power of sale indicates a sale under the power contained in the mortgage document and/or persuant to appropriate provincial legislation. Procedures concerning power of sale vary by province.</p>
<p><strong>Provincial reference:</strong></p>
<p>The power of sale can often be the fairest, most inexpensive method to deal with an unpleasant financial circumstance, as it allows the, mortgagee to retrieve only what is entitled to and no more. If a suplus occurs, the the owner/mortgagor will benefit. The power of sale does involve certain complexities, particularly the gaining of posession and the obligation of the mortgagee to obtain the best possible value.</p>
<p>People ask me all of the time, where do I get a list of foreclosure properties. I always tell them it is very difficult because in Canada foreclosures account for approximately 1/4 of 1% of all transactions annually. I don&#8217;t know the exact number I just know it is really low.</p>
<p>Power of sale&#8217;s, on the other hand, are the method Canadian lenders use to remedy defaulted mortgages. When offered for sale, these homes usually sell at market value. Some people think they are going to get a deal with a power of sale. This is not always the case. That&#8217;s not to say that you won&#8217;t get any deals. What I am saying is that sometimes you won&#8217;t. Obtaining a list of power of sales can be a little difficult. I usually try to keep track of which homes are power of sales.</p>
<p>Another type of home you should consider is the one that needs some work. If you know where to look you could find some real gems out there. Sort of like searching for treasure. If you are handy and some extra time on your hands, consider purchasing a home that needs a bit of work.</p>

<p>So with the &#8220;R&#8221; word looming I am finding that alot of the buyers that I am working with seem to be a little reluctant to make the big decision of buying a house. I am actually very surprised by this. Buyers should be more motivated to buy now then ever before. Houses are well priced and there is more inventory then this time last year to choose from. Smart investors buy when the market is soft. That&#8217;s how they make the huge profit in later years. If a buyer waits for for the market to bottom out, they might miss the boat. By the time the market hits bottom, it has already started to go back up again. Another big advantage for buyers is the interest rates are still very low. I am also reading that the Bank of Canada may lower the prime lending rate again. This is really good news. Good news just like the 79 cents I paid for gas today <img src="http://www.clickthathouse.com/emoticons/emotion-2.gif" alt="Big Smile" /></p>
<p>For sellers, if you sell for less but are moving up, you may take a bit of loss on the sale of your house but when you buy you might be able to regain some of that loss. Besides, in 10 years after you have received a consistent 5% appreciation per year, does it really matter if you took a $5000-$10000 loss on your current house. It might not be a bad idea to look further out if you are faced with the decision to reduce the price if you haven&#8217;t sold yet. I heard a story recently that an indivdiual sold their house at a loss of around $30,000. It gets better!! The next house they bought they paid over asking price&#8230;. When they sold this house years later, they ended up selling it and making over $100,000 profit. Therefore they didn&#8217;t lose anything&#8230; There are probably many success stories like this and I am sure you have heard them before. All I am trying to do is illustrate a point. That point being, you need to decide how badly you want to sell. If it means reducing the price, then you might have to make that tough decision. If you are unable to sell at the lower price, then you might need to look at some alternatives. Those alternatives could be staying put or renting.</p>
<p>Here is a little snippet of an email I received today from Re/MAX:</p>

In 2009, there are some announcements that are expected to have a positive impact on the housing market and they are as follows: </span></p>

<p class="MsoNormal" style="margin: 0cm 0cm 0pt 36pt; text-indent: -18pt"><span style="color: #000066; font-family: 'Verdana','sans-serif';"><span>3.<span style="font-family: 'Times New Roman'; font-size-adjust: none; font-stretch: normal;"> </span></span></span><span style="color: #000066; font-family: 'Verdana','sans-serif';">Measures will be introduced by both the Federal and Provincial government to bolster the economy. In Ontario, that could mean a bailout package for the ailing manufacturing sector.</span></p>
<p class="MsoNormal" style="margin: 0cm 0cm 0pt 36pt; text-indent: -18pt"><span style="color: #000066; font-family: 'Verdana','sans-serif';"><span>4.<span style="font-family: 'Times New Roman'; font-size-adjust: none; font-stretch: normal;"> </span></span></span><span style="color: #000066; font-family: 'Verdana','sans-serif';">A lower Canadian dollar – hovering at 85 cents American – may provide a much–needed boost to manufacturing.</span></p>

The unemployment rate was 6.8 per cent in October, down from 6.9 per cent in September.</span></p>
<p class="MsoNormal" style="margin: 0cm 0cm 0pt 36pt; text-indent: -18pt"><span style="color: #000066; font-family: 'Verdana','sans-serif';"><span>6.<span style="font-family: 'Times New Roman'; font-size-adjust: none; font-stretch: normal;"> </span></span></span><span style="color: #000066; font-family: 'Verdana','sans-serif';">Population in the GTA continues to grow through migration, with 60,000 plus households expected to form in 2009.</span></p>
<p>In summary, with the lower interest rates, higher volume and aggressive pricing, now is a great time to buy. Take advantage of this softer market now because in 10-15 years you can look back on this time and say, I bought during the recession of 2008-2009. Real estate has historically appreciated by 5% per year on average. Sure there were years when it was lower but it always came back. I feel strongly that real estate is one of the best investments you can make. You don&#8217;t need to be Donald Trump to make alot of money in real estate.</p>

<p>Seems like one of the most common questions people ask me these days is what is going on with the real estate market in Kitchener-Waterloo. Now being the positive person I am, I am telling people that the market is a bit soft right now but I am very optimistic that we should be able to weather the storm. One thing is for sure, people still need a place to live and as long as there are still buyers, there will be sellers.</p>
<p>What I am seeing happening right now is that houses are sitting on the market a little longer and some people in some areas of the city are getting less money then they would have a year ago. I think there are few of factors at play here. Some of these factors are, the US subprime situation, the current election, the time of year, banks have stopped offering 0 down or 40 year mortgages, the negative media exposure coming from the US and other areas of Canada.</p>

<p>According to the above chart, the overall average house prices consistently gone up over the last 8 years in our area. In some areas the appreciation has been alot higher. My point is, sooner or later things cool down. The hot market of the last couple of years is starting to cool. How much will it cool? Only time will tell.</p>
<p>I have heard news reports stating that the Kitchener-Waterloo real estate market is one of the top ten markets in Canada to invest in. I believe this to be true.</p>
