Hi All,
Here are some tips if you are getting frustrated with your home search. Some people have trouble finding what they are looking for on the MLS. I have also found that some time the search doesn’t work as well as expected. When we first list a property it can take a day or two for it to propgate to realtor.ca or mls.ca. The reason for this is the data might take a day to get to the local real estate board and then it still has to get uploaded to realtor.ca/mls.ca and then displayed to the public.
I have also found that sometimes houses listed by agents who are out-of-board take a while longer to display. I have found the following tip really useful to help you find what you are looking for.
Use Advanced Search….

Most people who don’t use the Advanced search usually get frustrated really quickly. This search in my opinion, is the best way to use mls.ca.

Apple fritters, pancakes, apple cider… Need I say more? If you are looking for a fun-filled day with the family, why not head over to Wellesley and enjoy that day at the Wellesley Apple Butter and Cheese festival. Now I will admit, I have never had apple butter but I hear it is really delicious. I will say that I have fond memories of this festival.
Some things I really enjoyed were the boat races on the pond, pancake breakfast first thing in the morning, apple cider, the apple mill (i used to pick apples there) and the market at the arena.

Just a reminder that the Kitchener-Waterloo Octoberfest is nearly here. The date for the festival is Oct 9-17 2009.

If you are in the market to purchase a new home the process can be very confusing. The beauty of the internet is that the information is usually a couple of mouse clicks away. The biggest problem is you can also get information overload. Here are a few simple ways to search for a new home.
1. realtor.ca is the #1 source for prospective buyers to search for a new house. When provided by a realtor, this is the absolute best source because you will receive information as soon as new listings hit the local real estate board
2. newspapers, real estate books and other print media. The information is often old and outdated.
3. Kijiji, Craigslist. You need to follow these types of systesm daily to watch for new listings.
4. Realtor websites. This information is also available on realtor.ca but often times the realtors website includes more detailed information. Sometimes the information becomes stale but still a good resource.
5. private for sale websites
Now obviously the first option is the one we promote because after all, we’re realtors. But if you look closely, you will see that the majority homes that are for sale are for sale with a real estate agent. So if you are in the market to buy a new home, I would start with realtor.ca and then once you are ready, contact a real estate agent to get premium access to the new listings as soon as they hit the real estate board.
